Bono Consulting prepared the engineering plans and permitting for this 7-lot residential subdivision with a cul-de-sac on 3.5 acres in Northbrook.
The main access drive to the site needed to be opposite Doriann Drive so the access drive would have a pleasing S-curve into the site. The site needed 46,000 cubic feet of stormwater detention which is provided in two open air ponds that also provide the required stormwater infiltration. Storm sewer and inlet sizing calculations were prepared to confirm that system had the necessary capacity for the design storm.
This project required permits from the Village of Northbrook, MWRD, Cook County Department of Transportation & Highways, IEPA Water, IEPA Sanitary, IEPA Erosion Control, and North Cook County Soil and Water Conservation District. Bono Consulting coordinated with several different consultants on the project (landscape, lighting, and architecture) to provide solutions and help alleviate neighbor and village concerns about the development.
Landwehr Road being a Cook County Highway provided unique challenges for this project. The stormwater detention facilities had to be designed to meet the minimum setbacks from the County right-of-way. The setback is determined based on the depth of the ponds, so Bono Consulting determined the optimal depth and area for the ponds to meet the requirements and provide as much developable land as possible. Drainage exhibits were prepared to show that there was no net increase in stormwater runoff to the right-of-way. Cross-sections and profiles of the proposed changes in the right-of-way were prepared to show the difference from existing to proposed conditions. Maintenance of Traffic plans were developed for the several different phases of development. The roadway intersection and public sidewalks comply with Cook County Standards.
The project is currently under construction and homes should be ready for occupancy in early 2025.
